PRICING – By providing valuable information on local market conditions, your Realtor will help you price your property realistically. You will also be informed of changes in the market that may affect the sale of your property. If you are interviewing listing agents and someone does not know more than you do about the neighborhood and market RUN. If your home is not priced fairly it will simply sit and not sell.

ADVERTISING – Exposure of your property is the key to obtaining a sale in today’s market. I will market your home in a competent manner. It won’t just be listed on the MLS with the hope that another agent will bring a buyer. I advertise using my network of real estate professionals, a company website, this website, Craigslist, a national referral network, signage, open house, and so on. I will ensure your home is sold.

SCREENING – Finding a ready, willing, and able buyer is my goal. I will only show your property to serious, qualified buyers. Financing has become more stringent in recent years and not all ready and willing prospects are able to buy. It is my job to weed out the ones who are not. I manage all the time consuming aspects of selling a home for you. Do you really have the time to interview potential buyers, hold open houses, place Internet ads daily, follow up with prospects, etc?

NEGOTIATION – Negotiating is one of my areas of expertise. You may feel like you can get more for your home selling it on your own, but by the time a buyer convinces you to pass your savings from not hiring a Realtor along to them you will be back at square one. You have nothing extra to gain from selling your home on your own. If you have a buyer for your property and just needs someone to handle the paperwork I can do that for you also. I do not charge a full commission for this, of course. I will act as a mediator to smooth over any potential conflicts between you and the buyer, draw up legally binding contracts and follow it through to closing.

CLOSING – I will keep you informed every step of the way. From inspection periods to the escrow process you will not have to wonder what comes next.
